Development Projects

Burnside is a client-focused organization, where project managers develop close working relationships with their clients. We listen to you, and prepare a development plan/approach designed to meet your needs and goals. We understand and value the need for responsiveness in dealing with local government agencies and navigating through complex approval processes. This is where we save you time and money.

Our Land Development Group manages project-specific land development teams designed to meet your needs from greenfield or brownfield right through the construction phase. Burnside can co-ordinate and manage an entire project team, including those external services necessary to secure your approvals. Our projects have included large urban residential subdivisions and rural estate developments, golf courses and resorts, superstores and plazas, schools, and industrial sites. More specifically, some of our larger projects include:

  • Red Leaves Lodge - resort development including the Nick Faldo designed "The Rock" golf course occupying 300 acres of land, and approved for 300,000 sq. ft. of commercial development
  • Grand Niagara Resort - timeshare resort development in the City of Niagara Falls. Full engineering services have been provided for the first phase of development, the 18 hole Rees Jones designed championship golf course
  • Georgian Bay Club - full engineering services provided for new 18 hole championship golf course and associated urban residential development
  • Bolton South Hill Residential - full engineering services provided for the servicing of over 1000 urban residential lots in the community of Bolton, Town of Caledon, north of Toronto, occupying several hundred acres of land
  • Sithe Energy - site civil works, permitting, project management for the development of two 800 MW natural gas fired generating stations in the western GTA including overhead and underground transmission line interconnects

Burnside has completed several residential, commercial and industrial site developments of varying size and scope in varying locations. Burnside has also undertaken several master servicing plans on behalf of public and private sector clients including the Town of Orangeville, Town of Bradford-West Gwillimbury and City of Brampton (6000 acres).

Services Offered

Typical services provided on behalf of clients include:

  • Site Due Diligence - preliminary assessment of site to determine it's feasibility for proposed use
  • Site Environmental Assessments - initial review of site to ascertain whether site has been subject of environmental contamination. Site remediation services also provided in instances where contamination must be addressed prior to site's intended use
  • Environmental Planning - assessing the environmental features of the site to determine the constraints to development
  • Preliminary Engineering - assessing site characteristics, and assisting planner in determining the best possible development yield and site development approach
  • Development Proforma Analysis - estimation of site development costs and potential development revenues to determine feasibility of development financing
  • Cost Share Analysis - representation of the client in review of cost share agreements, or acting in role of cost share engineer
  • Functional Servicing Report - summary of the servicing constraints associated with the site, and preliminary design of proposed servicing approach including water supply, treatment and distribution; sanitary collection, treatment and disposal, road and lot grading design, storm drainage design and stormwater management
  • Water Management Strategy - of particular importance for resort developments featuring golf courses. A reliable water supply for potable and irrigation use is critical. Hydrogeology and a water demand/balance analysis confirm the suitability of the site for a golf course use
  • Traffic Report - Assessment of the expected traffic demand (transportation analysis) and associated road improvements necessary as a result of development
  • Stormwater Management Report - assessment of site pre- and post-development drainage and recommendations for overland flow routes as well as any stormwater management facilities, floodline analysis where required for development adjacent to rivers or streams
  • Detailed Engineering Design - preparation of complete set of design drawings for roads and site grading; storm drainage systems including stormwater management facilities; sanitary sewer systems including treatment and disposal; water distribution systems including supply and treatment etc.
  • Construction Services - preparation of construction tenders for all civil services, analysis of bids and recommendation of contract award, provision of on-site contract administration and construction supervision services
